Fitch has raised Vesta’s long-term rating from BBB- to BBB and kept the outlook at stable. The agency cites a strong financial profile, high profitability, prudent capital structure and adequate liquidity, and Vesta’s position as one of Mexico’s largest industrial real estate groups. Fitch expects metrics in the BBB range (net leverage <5x, EBITDA margin >78%) and points to Vesta’s growth plans (GLA expansion of 28% by 2030, annual capex ~USD 260m) as well as a recent capital raise of USD 769m.
