The initial term is four years with a one‑year extension; the rate starts at Term SOFR plus 2.50% and can step down to Term SOFR plus 2.25% upon meeting leasing and construction milestones. The project comprises about 930,000 square feet, is roughly 50% pre-leased and is slated for completion in late 2029.
