Global Net Lease has completed the acquisition of Modiv Industrial for about $535 million, acquiring a U.S. industrial net-lease portfolio. The transaction was valued at a cash cap rate of roughly 7.6% and a GAAP cap rate of 8.7%. The industrial sector rises to about 50% of straight-line rental income, and the weighted average remaining lease term increases to 6.6 years pro forma.
