UBM Development reports a pre-tax result of more than €7m in the first half of 2026 after a €6m loss a year earlier. Revenue rose 36%, net debt fell to €475m and the equity ratio improved to 36.6%. Management is driving a reorientation toward affordable housing and sees potential for more than 100,000 m² of development land, but, citing market volatility, is not issuing a concrete full-year forecast. On 13 November 2025 UBM Development will repay the remaining €75.06m of the 2.75% 2019–2025 bond as scheduled. €44.94m were already swapped into Green Bonds in 2024 and 2025, so the entire bond portfolio now consists of Green Bonds and Sustainability-Linked Bonds. UBM is shifting its focus from hotel and office projects toward residential construction and timber-hybrid structures. The pipeline now consists of 76% timber projects; the goal is to cut costs, construction time and CO2 emissions through industrial prefabrication. In the short term timber construction is not yet cheaper, but UBM expects learning and scale effects and benefits for the skilled labor shortage in the long run.
