Big Yellow expects the recent revaluation of commercial properties to increase its annual business rates bill by £1.8m and forecasts a tax charge of £22.9m for the year to 31 March 2027 (up 8.5% versus the current level). The increase equates to about 0.9% of the most recently reported annual revenue and is additionally driven by a new multiplier for highly valued properties affecting 27 sites. Big Yellow reported a 9% rise in adjusted pre-tax profit to £59.6m for the half-year to 30 September 2025, driven by rent growth despite falling occupancy. Site revenues increased 2% to £104.5m, average net rent per sq ft rose 4% to £35.78, while like-for-like occupancy fell to 78.2%. Site EBITDA grew 5% to £74.3m, operating cash flow rose 6% to £56.9m, and the company announced an interim dividend of 23.8p (+5%).
