Armada Hoffler starts radical realignment: exit from residential construction, focus on retail and office
Armada Hoffler unveiled a strategic transformation plan and 2026 outlook that foresees exiting the multifamily housing and construction business in favor of a pure retail and office portfolio. Pro-forma FFO for 2026 is expected at $0.50–0.54 per share (versus $1.08 in 2025), while the dividend is intended to remain unchanged at $0.56. From asset sales the company plans to pay down roughly $270 million of secured and about $400 million of unsecured debt, which should reduce net debt/EBITDA from 8.1x to 5.5–6.5x.
