Primary Health benefits from merger with Assura, but high debt weighs on the share price
Primary Health accelerates growth through the merger with Assura: portfolio rose to around £6bn, gross rental income climbed 122% and like-for-like growth was 3%. At the same time leverage metrics increased after a £1.2bn bridge financing; LTV is 57% and net debt/EBITDA is 10.4x. Management plans deleveraging via two joint-venture transactions (about £103m and ~£700m) and cost synergies, expects full synergies in 2026/2027 and remains committed to dividend growth. Assura taken off London Stock Exchange after takeover by PHP
Trading of Assura shares on the London Stock Exchange was suspended with effect from 8:00 a.m. London time, after the cash-and-share offer from Primary Health Properties (PHP) became unconditional on 12 August 2025. Trading on the JSE had already been suspended on 3 October; final cancellation on the JSE is planned for 23 October. After the delisting, Assura will be converted into a private company; a notice on the applicable GBP/ZAR exchange rate for the South African consideration will follow on 17 October. » More on de.investing.com
