BXP places $700 million senior unsecured notes due 2036
Boston Properties Limited Partnership has placed $700 million of senior unsecured notes maturing in 2036 with a coupon of 6.050% at an issue price of 99.837% (yield to maturity 6.070%). The closing is expected on August 31, 2026; the estimated net proceeds of about $692.4 million will be used to partially refinance the $1.0 billion of 2026 notes maturing October 1, 2026. BXP secures $1.2 billion loan for 343 Madison Avenue office tower in Manhattan
BXP has closed a $1.2 billion construction loan for the 46-story office tower 343 Madison Avenue in Midtown Manhattan. The initial term is four years with a one‑year extension; the rate starts at Term SOFR plus 2.50% and can step down to Term SOFR plus 2.25% upon meeting leasing and construction milestones. The project comprises about 930,000 square feet, is roughly 50% pre-leased and is slated for completion in late 2029.
