Global Medical REIT shifts portfolio toward senior housing, sells inpatient rehab assets
Global Medical REIT reported Q2 results as it repositions from outpatient medical real estate into senior housing, investing $421 million in senior housing and selling seven inpatient rehabilitation facilities for about $200 million. Normalized same-store NOI rose 1.7% and Core FFO was $1.40 per share/unit; same-store cash NOI grew 0.8% (1.7% excluding a prior-year one-time recovery). The company improved net debt to adjusted EBITDA to 6.0x, ended the quarter with $259 million of available credit and no debt maturities until 2028, and issued $100 million of Series C convertible perpetual preferred equity.
