NETSTREIT raises 2026 guidance after $239M Q1 investments and strengthens liquidity
NETSTREIT closed $239 million of Q1 investments at a 7.5% blended cash yield, finished the quarter with 804 properties and effectively 100% occupancy, and reported a 10.2‑year weighted average remaining lease term. The company raised 2026 net investment guidance to $550–$650 million and AFFO per share guidance to $1.36–$1.39, and declared a quarterly cash dividend of $0.22 per share. The REIT posted a total return of 49.92% last year, pays a dividend yield of 4.32%, and grew revenue nearly 20% over the past 12 months.
