Intershop reports lower rental income and adjusts outlook
In the first half of 2026 Intershop recorded net property income of CHF 37.7 million (−4.6%) and lower revaluation gains of CHF 47.7 million compared with CHF 200.2 million a year earlier, which pushed net profit down to CHF 67.5 million. Excluding valuation changes, profit was 18% above the prior year. The portfolio rose to CHF 1.92 billion, market-related vacancy improved to 6.5%, and there were disposals as well as the acquisition of commercial sites via TPC AG covering around 41,000 m² with potential rents of CHF 6.1 million. Intershop now expects stable net property income (instead of stable to slightly higher), plans further disposals with at least CHF 30 million in sales proceeds, and confirms continuation of its attractive dividend policy; Martin Munz will lead the construction and development division from 1 December 2026. » Plus sur finanzen.net
Intershop increases operating profit, expands portfolio with "The Valley"
Intershop reports a net profit excluding valuation changes of CHF 33.8m (+18%) in H1 2026. Operating income rose slightly to CHF 49.4m and the EBIT margin improved. The total value of the property portfolio increased to CHF 1,917.9m; the company acquired, among other assets, the "The Valley and MOTORWORLD Manufaktur Region Zürich" site and sold two investment properties for CHF 34.0m. The equity ratio is 56.5% and financial leverage (LTV) is 33.3%. For 2026 Intershop expects stable net rental income, a disposal result before taxes of at least CHF 30.0m and a net profit excluding valuation changes above last year’s level, enabling the continuation of its dividend policy. » Plus sur de.investing.com
