Xior confirms earnings forecast for 2026–27 despite rising property valuations

Xior confirms earnings per share forecasts for 2026 and 2027 at €2.30 and €2.40 respectively, implying a CAGR of around 4% at an unchanged payout ratio of 80%. In Q1 EPRA earnings per share rose 1.8% to €0.57 (annualized €2.28), net rental income climbed 11% to €48.6m and like‑for‑like rent growth was 5%. Property valuations turned positive like‑for‑like by 0.8% as of end‑March, NTA per share stood at €39.47 (+2.1%) and the EPRA vacancy rate was 2%. Xior Student Housing recorded rental growth of 5.36% and a consistently high occupancy rate of 98% in the first half of 2025, while its financial position was strengthened by reduced debt and secured financing. Xior Student Housing NV ist die erste belgische öffentlich regulierte Immobiliengesellschaft (RREC), die sich auf das Segment der Studentenwohnungen in Belgien, den Niederlanden, Spanien und Portugal spezialisiert hat. Innerhalb dieses Immobiliensegments bietet Xior Student Housing eine Vielzahl von Unterkünften an, die von Zimmern mit Gemeinschaftseinrichtungen über Zimmer mit eigenem Bad bis hin zu voll ausgestatteten Studios reichen. Seit 2007 baut Xior Student Housing als Eigentümer und Betreiber qualitativ hochwertige und zuverlässige Studentenunterkünfte für Studenten, die den idealen Ort zum Studieren, Wohnen und Entspannen suchen. Ein Ort mit dem gewissen Extra, an dem sich jeder Student sofort wie zu Hause fühlt. Xior Student Housing ist seit dem 24. November 2015 als öffentliches RREC nach belgischem Recht akkreditiert. Die Aktien von Xior Student Housing sind seit dem 11. Dezember 2015 an der Euronext Brussels (XIOR) notiert. Am 30. September 2020 verfügte Xior Student Housing über ein Immobilienportfolio im Wert von rund 1,392 Milliarden Euro.
