Champion REIT: H1 2026 results decline, leasing situation shows early stabilization

Champion REIT reported weaker metrics for H1 2026: rental income fell to HKD 949m (-7.8%), net property income to HKD 718m (-9.3%) and distributable income to HKD 432m (-9.1%), with distribution per unit of HKD 0.0633. Management notes signs of stabilization in the portfolio, particularly at Three Garden Road (occupancy 82.2%; >90% of leases expiring in 2026 already renewed) and a recovery in sales at Langham Place Mall (occupancy 99.5%). Champion has refinanced all debts maturing in 2026, reduced its average effective interest rate to 3.6% and has undrawn credit lines of HKD 2.56bn for flexibility in 2027.
