Moody's affirms rating for Arbor Realty Trust, outlook cut to negative
Moody's affirms Arbor Realty Trust's Corporate Family Rating at Ba2 and the Ba3 rating for senior unsecured notes, but lowers the outlook from stable to negative due to weaker performance in the multifamily loan portfolio and longer runoff of troubled assets. Nonperforming loans reached $1.2bn (10%) as of 30 Sep 2025 and fell to $1.0bn (8%) as of 31 Mar 2026; distributable earnings dropped to $14.5m in Q1 2026 from $57.3m a year earlier. Moody's still sees liquidity risks from upcoming note maturities ($270m Sep 2026, $275m Mar 2027, $250m Oct 2027), but judges liquidity adequate (unencumbered assets to unsecured liabilities 1.6x) and calls capitalization solid at 19.1%. In response, Arbor cut its quarterly dividend from $0.30 to $0.17 per share. » More on de.investing.com
