  • CTP reports record leasing, but falling valuations and higher debt

    CTP recorded a record 1.6 million m² of leasing in Q2 (+55% year-on-year) and a 12.6% rise in gross rental income to €413.3m, while annualized rental income reached €858m. The occupancy rate remained at 93% and the company confirmed its 2026 guidance for adjusted EPRA EPS of €1.01–1.03. At the same time, property valuations fell by 0.9% like-for-like (net revaluation −€83m) and the loan-to-value ratio rose to 46.8%, above the 40–45% target range.   • CTP builds 10,658 m² distribution centre for Quick Service Logistics in Budapest

    CTP has signed a long-term lease with Quick Service Logistics for a 10,658-square-metre built-to-suit distribution centre in CTPark Budapest Vecsés. The facility will provide more than 10,100 m² for frozen, chilled and ambient storage plus over 500 m² of office space and is scheduled for completion in October 2026. The building will be fully electric, featuring an NH₃/CO₂ cascade system, photovoltaic panels, heat pumps, DALI lighting, A+ insulation and aims for a BREEAM “Excellent” certification. Quick Service Logistics supplies more than 6,600 restaurants in 24 countries and is expanding its presence in CTP parks after already leasing space in Budapest East and Vienna. » More on de.investing.com


  • CTP misses 2025 profit guidance and will capitalize interest from 2026

    CTP reports for 2025 an adjusted EPRA result of €405m and earnings per share of €0.85, slightly below the guidance range of €0.86–0.88; completions and pre-lettings were behind plan. The portfolio grew 16% to €18.5bn and EPRA NTA rose to €20.39 per share. From 2026 interest expenses will be capitalized to the average cost of debt; for 2026 CTP forecasts adjusted EPS of €1.01–1.03 (up 9–11%) and plans a dividend of €0.63 per share.
