Easterly Government Properties says its mission-critical federal portfolio and long WALE underpin stable earnings as it narrows full-year 2026 guidance after strong Q1 and new mezzanine income. Management plans to allocate about $30 million to mezzanine loans over 18 months and has originated a $7 million, 12% mezzanine loan with purchase-option economics. The company targets an investment-grade rating by 2027, expects net debt/EBITDA to fall toward the mid-6x range as developments deliver, and plans $50–100 million in development-related investment plus $50 million in acquisitions for the year.
