LendInvest Secured Income III issues a £1bn bond with a fixed 8.00% p.a. coupon maturing in 2032; interest is paid semi‑annually over a six‑year term. The notes are secured by a first‑ranking floating charge over a pool of UK residential, buy‑to‑let, short‑term and project finance loans and will be repaid at 100% of par. The issue includes a partial (20%) guarantee from parent company LendInvest plc, a maximum weighted average LTV of 77.5% and a minimum subscription amount of £1,000; the offer is expected to close on 30 June 2026. LendInvest has agreed a £250m financing facility with Castlelake to expand its bridging-loan business. The funds will enable project financings of up to £15m per scheme and bolster capacity for regulated bridging loans as well as exit financing for property developments. LendInvest has completed a £175 million financing partnership with HSBC and AB CarVal for project development loans. HSBC is providing senior capital, supplemented by funds managed by AB CarVal and LendInvest. The structure targets developer loans between £1 million and £5 million and is intended primarily to support small and medium-sized developers in the UK.
