Redfin: investor purchases of US residential real estate fall 6% to lowest level since 2020
According to a Redfin press release, investor purchases in the US fell 6% year over year in Q1 2026, reaching their lowest level since 2020. Investors bought 19% of homes sold (20% the prior year); the median capital gain per property sold by investors rose 5.3% to $196,618. Declines were seen in condos (-8%), single-family homes (-6%) and townhouses (-13%); purchases in the lower-priced segment fell the most. Redfin brings ChatGPT app for conversational home search
Redfin has launched a ChatGPT app that offers users conversational AI search, market data and answers to specific questions about budget, neighborhood, commute times and price trends. The integration lets users refine search criteria through dialogue instead of repeated parameter inputs and builds on earlier AI tools like Redfin Estimate and Ask Redfin. Redfin: October shows strongest buyer's market since 2013 but affordability keeps many priced out
Redfin reports an estimated 36.8% more sellers than buyers in October, the largest gap in records back to 2013 and well above Redfin's 10% threshold for a buyer's market. Despite ample supply, widespread affordability problems and high borrowing costs are sidelining many potential buyers, with real estate firms naming affordability their biggest business challenge.
